Both average and median home prices were up in April despite an increase in the days on market. Closed sales increased almost 45%, no doubt as a result of an increase of 45.8% in pending sales in March. New listings were down in April 2019.. Virtually no negotiating room for buyers on Matthews homes with sellers receiving 98.8% of asking price.

- Average sale price of Matthews area homes increased 14.9% to $327,210 in April 2019 compared with the same period one year ago.
- Median sale price for Matthews area homes in April 2019 increased 6.1% versus one year ago to $278,500.
- Average days on market for property listings in Matthews during April 2019 were 49 days (up 18 days compared with one year ago and up 4 days versus the prior month).
- Median days on market were 11 days in April 2019, up 7 days compared with one year ago and up 4 days over the prior month.
- Average price per square foot was $135/square foot (up $10/square foot) in April 2019 versus the same period in 2018.
- Pending sales in Matthews decreased 4.6% in April 2019 versus the same month last year, impacted by a drop in new listings in April.
- Closed sales in Matthews increased 44.7% in April 2019 compared with the same month one year ago, no doubt impacted by the 45.8% increase in pending sales in March.
- New listings in Matthews decreased 3.2% versus April 2018.
- Months supply of inventory was 2.1 months, keeping Matthews a seller’s market overall in April 2019.
