Latest news on the Indian Trail real estate market in September 2021 and what it means for you…

Indian Trail area (28079 zip code), which includes the towns of Indian Trail, Stallings, Hemby Bridge remains a home seller’s market. In fact, it’s been six years since Indian Trail could be considered a balanced market. Home prices increased by double digits over September 2020. Pending sales also increased year-over-year. Meantime, days on market and inventory dropped year-over-year, despite an increase in new listings in September.

 

Average home prices increased 22.7% to $366,762 in September 2021 compared with the same month one year ago. Average home prices have increased almost $92,000 since September 2019. Median home prices increased 25.4% to $373,500 year-over-year, with median home prices almost $110,000 higher than two years ago in September 2021.  Price per square foot averaged $179 (up $37/square foot), increasing 26.1% year-over-year and setting a new price per square foot record for Indian Trail area.

 

The months supply of homes for sale dropped to 0.9 months (down 35.7% from 1.4 months in September 2020 and down from 2.5 months in September 2019). Despite a 12.5% increase in new listings, inventory of homes dropped 34.3% year-over-year. Homes sold as fast as they came on the market.

 

Closed sales in September 2021 increased 8% year-over-year, while pending sales increased 4.7%. The increase in new listings no doubt helped generate the increase in closed and pending sales.

 

Average days on market were 17 (down 12 days year-over-year).  Median days on market were just 3 (down 1 day year-over-year and down 5 days from September 2019) in September.  During September, homes listed for sale had 13 showings, an increase of 21.5% from 10.7 showings over September 2020. All this speaks to pent-up buyer demand for Indian Trail homes.

 

At a median selling price of 102.2% of list price (up 2.2% from September 2020), Indian Trail home buyers should expect minimal room to negotiate, especially in Indian Trail’s hottest selling communities.
