Fort Mill, SC Housing Market Statistics: July 2019

  • Average sale price of Fort Mill area homes increased 6.7% in July 2019 to just over $365,000 compared with July 2018. 
  • Median sale price increased 0.8% to $331,750 in July 2019 versus July 2018. Median sale price in July 2019 was also $11,000 higher than in the previous month of June 2019.
  • Average days on market for Fort Mill property listings were 52 days in July 2019, up 9 days compared with the same month one year ago.
  • Median days on market in Fort Mill were 19 days in July 2019, an increase of 4 days compared with one year ago. 
  • Price per square foot  for Fort Mill homes was $141/square foot in July 2019, up 5.2% year-over-year and increasing by $3 per square foot versus the month of June 2019.
  • Closed sales of homes in Fort Mill during July 2019 increased 11.1% compared with July 2018.
  • Pending sales in July  2019 were up 8.7% in Fort Mill compared with the same month one year ago.
  • Median percent of original list price that sellers received for their homes in July was 98.3% in Fort Mill, indicating minimal negotiating room for buyers. 
  • Months supply of homes dropped 26.7% to 2.2 months in July 2019, indicating predominantly a seller’s market in Fort Mill with overall inventory of homes dropping by 20% in July 2019.
  • New listings in Fort Mill decreased 16% in July 2019 compared with July 2018.


     

Tega Cay, SC Housing Market Statistics: July 2019

  • Home sale prices averaged $375,496 for Tega Cay homes in July 2019, down 4.1% compared with July 2018. But average home prices increased in Tega Cay month-over-month.
  • Median home sale prices were down 3.9% in July 2019 versus last year to just under $357,000.
  • Average days on market in Tega Cay were 50, decreasing by 1 day in July 2019 compared with one year ago. 
  • Median days on market in Tega Cay were 41 days, increasing in July 2019 by 25 days versus one year ago. 
  • Price per square foot in Tega Cay was $139 in July 2019, down 0.7% per square foot compared with July 2018.
  • Closed sales in Tega Cay increased 18.2% in June 2019 versus the same month one year ago, no doubt helped by the big increase in new listings during the month.
  • Pending sales increased 5.1% in Tega Cay in July 2019 versus the same month one year ago.
  • Median percent of original list price that sellers received for their homes in Tega Cay was 97%, showing some negotiating room for buyers in July 2019.
  • Months supply of homes of homes in Tega Cay in July 2019 compared with one year ago was 3.6 months, down 12.2% compared with July 2018.
  • Inventory of homes in July 2019 was down 7.7% compared with the same time period one year ago. This is on top of decreases in each of the first six months of 2019.
  • New listings were up 66.7% year-over-year in Tega Cay in July 2019.
