Fort Mill, SC Housing Market Statistics: August 2019

  • Average sale price of Fort Mill area homes increased 4% in August 2019 to just under $357,000 compared with August 2018. 
  • Median sale price decreased 0.6% to $317,000 in August 2019 versus August 2018. 
  • Average days on market for Fort Mill property listings were 53 days in August 2019, up 6 days compared with the same month one year ago.
  • Median days on market in Fort Mill were 29 days in August 2019, an increase of 6 days compared with one year ago. 
  • Price per square foot  for Fort Mill homes was $142/square foot in August 2019, up $7/square foot year-over-year. 
  • Closed sales of homes in Fort Mill during August 2019 decreased 6.9% compared with August 2018, no doubt impacted by decreases in inventory and new listings.
  • Pending sales in July  2019 increased 16.5% in Fort Mill compared with the same month one year ago.
  • Median percent of original list price that sellers received for their homes in July was 97.5% in Fort Mill, indicating minimal negotiating room for buyers. 
  • Months supply of homes dropped 30% to 2.1 months in August 2019, indicating predominantly a seller’s market in Fort Mill with overall inventory of homes dropping by 24% in August 2019.
  • New listings in Fort Mill decreased 10.1% in August 2019 compared with August 2018.


     

Tega Cay, SC Housing Market Statistics: August 2019

  • Home sale prices averaged $355,000 for Tega Cay homes in August 2019, up 8.9% compared with August 2018. 
  • Median home sale prices were up 4.7% in August 2019 versus last year to just over $363,000.
  • Average days on market in Tega Cay were 58, up 12 days in August 2019 compared with one year ago. 
  • Median days on market in Tega Cay were 33 days, increasing in August 2019 by 8 days versus one year ago. Median days on market were down 8 days month-over-month.
  • Price per square foot in Tega Cay was $141 in August 2019, down $3 per square foot compared with August 2018.
  • Closed sales in Tega Cay decreased 8.3% in August 2019 versus the same month one year ago.
  • Pending sales increased 63.3% in Tega Cay in August 2019 versus the same month one year ago, no doubt helped by the 80.8% increase in new listings during August 2019.
  • Median percent of original list price that sellers received for their homes in Tega Cay was 96.2%, showing some negotiating room for buyers in August 2019.
  • Months supply of homes of homes in Tega Cay in August 2019 compared with one year ago was 3.3 months, down 5.7% compared with August 2018.
  • Inventory of homes in August 2019 was up 2% compared with the same time period one year ago. 
  • New listings were up 80.8% year-over-year in Tega Cay in August 2019.
