Both the Fort Mill and Tega Cay, SC housing markets remained seller markets in February 2019 characterized by decreasing inventory and months supply of housing in both areas, as well as decreasing days on market. Fort Mill home prices increased in February, as did closed and pending sales. Home prices decreased slightly in Tega Cay in February year-over-year, but increased significantly over the prior month.

February 2019 home sales in the Fort Mill and Tega Cay, South Carolina (29715 and 29708 zip code areas) in the Charlotte, NC metro region continued the trends we’ve seen throughout 2018 and since 2016 with inventory remaining tight and as “affordable” homes become increasingly harder to find.

Fort Mill, SC Housing Market Statistics: February 2019

  • Average sale price of Fort Mill area homes increased 9.2% to just over $339,000 compared with February 2018.
  • Median sale price was down 4.5% to $300,000 in February 2019 versus February 2018.
  • Average days on market for Fort Mill property listings were 62 days in February 2019, down 6 days compared with the same month last year.
  • Median days on market in Fort Mill were 32 days in February 2019, a decrease of 3 days compared with one year ago.
  • Price per square foot  for Fort Mill homes was $135/square foot in February 2019, increasing by $10 per square foot versus the same month one year ago.
  • Closed sales of homes in Fort Mill during February 2019 decreased 4.1% compared with the same period last year. 
  • Pending sales in February 2019 were up 23% in Fort Mill compared with the same month one year ago.
  • Median percent of original list price that sellers received for their homes was 98.3% in Fort Mill, indicating minimal negotiating room for buyers. 
  • Months supply of homes dropped 22.1% to 2.1 months in February 2019, indicating predominantly a seller’s market in Fort Mill with inventory of homes dropping by 16.9%.
  • New listings in Fort Mill increased minimally by 0.6% in February 2019 compared with February 2018.

Tega Cay, SC Housing Market Statistics: February 2019

  • Home sale prices averaged just over $334,000 for Tega Cay homes in February 2019, decreasing 4.5% compared with February 2018. But home prices were up almost $48,000 on average versus the prior month of January 2019.
  • Median home sale prices were down 1.1% in February 2019 versus last year at $310,500; and also up by just under $11,000 on average versus the prior month of January 2019.
  • Average days on market were 77, decreasing by 16 days in February 2019 compared with one year ago.
  • Median days on market in Tega Cay were 39 days, decreasing in January 2019 by 22 days versus one year ago. Median days on market in February were also 10 days less than in the prior month of January 2019. 
  • Price per square foot in Tega Cay was $135 in January 2019, down $5 per square foot compared with February 2018 (but no change versus the prior month of January 2019).
  • Closed sales in Tega Cay dropped 57.9% in February 2019 versus the same month one year ago and some of this drop is attributable to lower inventory.
  • Pending sales were down 11.1% in Tega Cay in February 2019 versus the same month one year ago.
  • Median percent of original list price that sellers received for their homes in Tega Cay was 96.2%, showing some “wiggle room” in negotiations, but not much.
  • Months supply of homes in February 2019 compared with one year ago was 2.7 months, down 15.6%.
  • Inventory of homes was down in February 2019, down 9.9% compared with the same time period one year ago. This is on top of an 11.8% decrease in the prior month of January 2019.
  • New listings were down 7.9% in Tega Cay in January 2019. This decrease, also, is on top of the 16.3% decrease in new listings in the prior month of January 2019.
