Fort Mill & Tega Cay, South Carolina Housing Market Report For December 2018

December 2018 home sales in the Fort Mill and Tega Cay, South Carolina (29715 and 29708 zip code areas) in the Charlotte, NC metro region continued the trends we’ve seen throughout 2018 and since 2016 with steadily increasing home prices, as inventory remains tight and as “affordable” homes become increasingly harder to find.

Fort Mill, SC Housing Market Statistics: December 2018

  • Average sale price of Fort Mill area homes increased by 1.2% to just under $359,000 compared with December 2017.
  • Median sale price was down 2% to $323,450 in December 2018 versus December 2017.
  • Average days on market for Fort Mill property listings were 53 days, down five days compared with the same month last year.
  • Median days on market in Fort Mill were 27 days, a decrease of five days compared with one year ago.
  • Price per square foot  for Fort Mill homes was $137/square foot in December 2018, increasing by $6 per square foot.
  • Closed sales of homes in Fort Mill during December 2018 decreased 10.1% compared with the same period last year. 
  • Pending sales in November 2018 were up 2% in Fort Mill in December 2018 compared with the same month one year ago.
  • Median percent of original list price that sellers received for their homes was 98% in Fort Mill, indicating minimal negotiating room. 
  • Months supply of homes dropped 11.5% to 2.3 months, indicating predominantly a seller’s market in Fort Mill with inventory of homes dropping by 11.2%.
  • New listings were flat in Fort Mill in December 2018 as compared with December 2017.

Tega Cay, SC Housing Market Statistics: December 2018

  • Home sale prices averaged just under $345,000 for Tega Cay homes in December 2018, increasing 20.8% compared with December 2017.
  • Median home sale prices were up 18.5% versus last year at $338,774.
  • Average days on market were 116, increasing by 50 days compared with one year ago.
  • Median days on market in Tega Cay were 64 days, increasing by 50 days versus one year ago.  
  • Price per square foot in Tega Cay was $131, up $6 per square foot compared with December 2017.
  • Closed sales in Tega Cay increased 4.5% versus December 2017. 
  • Pending sales were up by 6.7% in Tega Cay versus December 2017. 
  • Median percent of original list price that sellers received for their homes in Tega Cay was 95.5%, showing some “wiggle room” in negotiations, but not a lot. 
  • Months supply of homes as compared with one year ago is 2.2 months, down 31.3% and down .4 months compared with one month ago.
  • Inventory of homes was down by double-digits in December 2018, down 28.1% compared with the same time period one year ago.
  • New listings were down 7.1% in Tega Cay in December 2018.
