  • Average sale price of Fort Mill area homes decreased 1.7% in May 2019 to just over $338,000 compared with May 2018.
  • Median sale price decreased 2.1% to $310,000 in May 2019 versus May 2018.
  • Average days on market for Fort Mill property listings were 35 days in May 2019, down 8 days compared with the same month one year ago and down 16 days from the previous month of April.
  • Median days on market in Fort Mill were 12 days in May 2019, a decrease of 2 days compared with one year ago and 1 day from one month ago.
  • Price per square foot  for Fort Mill homes was $141/square foot in May 2019, increasing by $8 per square foot versus the same month one year ago.
  • Closed sales of homes in Fort Mill during May 2019 decreased 5.1% compared with May 2018.
  • Pending sales in May 2019 were up 25.1% in Fort Mill compared with the same month one year ago.
  • Median percent of original list price that sellers received for their homes was 98.4% in Fort Mill, indicating minimal negotiating room for buyers. 
  • Months supply of homes dropped 6.7% to 2.8 months in May 2019, indicating predominantly a seller’s market in Fort Mill with overall inventory of homes dropping by 0.5%.
  • New listings in Fort Mill increased 24.8% in May 2019 compared with May 2018, which most likely contributed to the increase in pending sales in May.

  • Home sale prices averaged $365,386 for Tega Cay homes in May 2019, increasing 3.8% compared with May 2018. 
  • Median home sale prices were up 5.3% in May 2019 versus last year at $374,900.
  • Average days on market were 51, decreasing by 2 days in May 2019 compared with one year ago. Average days on market dropped 30 days versus the prior month of April 2019.
  • Median days on market in Tega Cay were 29 days, increasing in May 2019 by 4 days versus one year ago, but decreasing by 2 days versus the prior month of April 2019.
  • Price per square foot in Tega Cay was $138 in May 2019, up $2 per square foot compared with May 2018.
  • Closed sales in Tega Cay increased 21.9% in May 2019 versus the same month one year ago. 
  • Pending sales increased 44.1% in Tega Cay in May 2019 versus the same month one year ago.
  • Median percent of original list price that sellers received for their homes in Tega Cay was 97.8%, showing minimal negotiating room for buyers.
  • Months supply of homes of homes in Tega Cay in May 2019 compared with one year ago was 3.6 months, down 30.8% from 5.2 months compared with May 2018.
  • Inventory of homes in May 2019 was down 26.4% compared with the same time period one year ago. This is on top of  decreases in each of the first four months of 2019.
  • New listings were flat year-over-year in Tega Cay in May 2019, after decreasing each of the first four months of 2019.
