How did the Fort Mill and Tega Cay housing markets do in September 2019? The Fort Mill and Tega Cay, SC housing markets remained seller markets in September 2019 with three months or less of inventory in both towns. Overall housing inventory in Fort Mill was down year-over-year, despite an increase in new listings. However, the increase in new listings helped bump up Fort Mill’s closed sales in September. Tega Cay saw a significant increase in new listings and inventory resulting in increased closed and pending sales.

- Average sale price of Fort Mill area homes decreased 0.3% in September 2019 to just over $331,000 compared with September 2018.
- Median sale price decreased 4.2% to $299,900 in September 2019 versus September 2018.
- Average days on market for Fort Mill property listings were 44 days in September 2019, flat compared with the same month one year ago, but down 9 days month-over-month.
- Median days on market in Fort Mill were 22 days in September 2019, an increase of 8 days compared with one year ago, but down 7 days month=over-month.
- Price per square foot for Fort Mill homes was $143/square foot in September 2019, up $14/square foot year-over-year.
- Closed sales of homes in Fort Mill during September 2019 increased 20.2% compared with September 2018.
- Pending sales in September 2019 decreased 8.2% in Fort Mill compared with the same month one year ago.
- Median percent of original list price that sellers received for their homes in September was 98.2% in Fort Mill, indicating minimal negotiating room for buyers.

- Average days on market in Tega Cay were 44, down 24 days in September 2019 compared with one year ago and down 14 days month-over-month.
- Median days on market in Tega Cay were 33 days, decreasing in September 2019 by 28 days versus one year ago. Median days on market were down 12 days month-over-month.
- Price per square foot in Tega Cay was $150 in September 2019, up $10 per square foot compared with September 2018.
- Closed sales in Tega Cay increased 16.1% in September 2019 versus the same month one year ago.
- Pending sales increased 100% in Tega Cay in September 2019 versus the same month one year ago, no doubt helped by the 105% increase in new listings during September 2019.
- Median percent of original list price that sellers received for their homes in Tega Cay was 97.7%.
- Months supply of homes in Tega Cay in September 2019 compared with one year ago was 3.1 months.
