How did the Fort Mill and Tega Cay housing markets do in June 2019? Both the Fort Mill and Tega Cay, SC housing markets remained seller markets in June 2019, characterized by decreasing inventory and months supply of housing compared with June 2018. Pending sales were up considerably in both Fort Mill (+64.9%) and Tega Cay (+35%) in June. While closed sales were down 5% in Fort Mill, in Tega Cay they increased 7%. Median days on market have homes selling in under 18 days in both Fort Mill and Tega Cay. New listings increased in both towns.

- Average sale price of Fort Mill area homes increased 4.7% in June 2019 to just $370,000 compared with June 2018. Average home prices also increased by about $32,000 over the month of May 2019.
- Median sale price increased 4.9% to $320,000 in June 2019 versus June 2018. Median sale price in June 2019 was also $10,000 higher than in the previous month of May 2019.
- Average days on market for Fort Mill property listings were 37 days in June 2019, down 7 days compared with the same month one year ago.
- Median days on market in Fort Mill were 15 days in June 2019, an increase of 1 days compared with one year ago.
- Price per square foot for Fort Mill homes was $138/square foot in June 2019, increasing by $3 per square foot versus the same month one year ago.
- Closed sales of homes in Fort Mill during June 2019 decreased 5% compared with June 2018.
- Pending sales in June 2019 were up 64.9% in Fort Mill compared with the same month one year ago.
- Median percent of original list price that sellers received for their homes in June was 98.5% in Fort Mill, indicating minimal negotiating room for buyers.

- Median home sale prices were up 14.7% in June 2019 versus last year to just under $362,000.
- Average days on market were 18, decreasing by 1 day in June 2019 compared with one year ago. Average days on market dropped 6 days versus the prior month of May 2019.
- Median days on market in Tega Cay were 18 days, increasing in June 2019 by 7 days versus one year ago, but decreasing by 11 days versus the prior month of May 2019.
- Price per square foot in Tega Cay was $145 in June 2019, up $7 per square foot compared with June 2018.
- Closed sales in Tega Cay increased 7% in June 2019 versus the same month one year ago.
- Pending sales increased 35% in Tega Cay in June 2019 versus the same month one year ago.
- Median percent of original list price that sellers received for their homes in Tega Cay was 97.4%, showing minimal negotiating room for buyers in June 2019.
- Months supply of homes of homes in Tega Cay in June 2019 compared with one year ago was 3.6 months, down 29.4% compared with June 2018.
- Inventory of homes in June 2019 was down 224.3% compared with the same time period one year ago. This is on top of decreases in each of the first five months of 2019.
