Fort Mill real estate March 2024 (29715 and 29708 zip codes) saw home sale prices decline both month-over-month and year-over-year, except for the average sale price which increased year-over-year. Closed sales declined slightly from one month ago, but significantly (-37.6%) from March one year ago.  New listings increased 29+% from February, but declined slightly compared with March 2023. Days on market declined 22+% from last month and were 18.6% lower than in March one year ago.  Inventory increased from one month ago and one year ago.  The months supply of inventory was to 3.81 months, keeping Fort Mill in home seller territory. List to sale price ratio of 99.18% was flat compared with one month and one year ago and provided little room for Fort Mill buyers to negotiate on price.

SALES IN FORT MILL DECLINED

Fort Mill sales in March 2024 were 78, down 2.5% from 80 in the previous month of February. Year-over-year sales declined 37.6% from 125 in March 2023. Sales were also lower than in March 2022 when Fort Mill had 133 sales. The March 2024 sales were at their lowest level compared with March 2023 and 2022.

 

 

NEW LISTINGS IN FORT MILL UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

New listings in Fort Mill were 127, up 29.59% compared with February 2024 when there were 98 new listings. New listings declined 2.31% from 130 in March 2023. New listings were  lower than in March 2022, which saw 131 new listings come on market.

 

 

FORT MILL HOUSING INVENTORY UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in March 2024 was 297, increasing 1.71% from 292 in the previous month of February. Inventory was also higher than in March 2023 (284) and March 2022 (213). The months supply of inventory of 3.81 months kept Fort Mill in home seller territory in March 2024.

 

 

AVERAGE DAYS ON MARKET DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

Average days on market in Fort Mill were 35 days, down 10 days in March from the previous month. Days on market were 8 days lower than in March one year ago when they stood at 45. Days on market were 21 days higher than what we saw in March 2022. 

 

 

LIST TO SALE PRICE RATIO JUST UNDER 100%

The March 2024 list to sale price ratio was 99.18%, up from 98.68% in the previous month of February and unchanged from March 2023.

 

 

FORT MILL SALE PRICES DECLINED IN MARCH 2024

Average home sale price was $499,463 in March 2024, down 7.16% from $537,960 in the previous month  of February. Year-over-year, the average home price improved 2.17% from $488,848 in March 2023. The decline month-over-month could well be attributed to the price mix of homes sold in Fort Mill in March and not the a decline in home values.

 

Median home sale price declined 13.02% to $417,500 in March 2024 from $480,000 in the previous month of February. Year-over-year, the median sale price declined 2.91% from $430,000 in March 2023. The March 2024 median sale price was at its lowest level compared with March 2023 and 2022.

 

Price per square foot was $230,  up 3.6% from $222 in the previous month of February. Year-over-year, the price per square foot increased 9.52% from $210.
