Fort Mill real estate July 2024 (29715 and 29708 zip codes) saw average and median home prices increase month-over-month and year-over-year. July 2024 sales increased to their highest level since August 2023. New listings declined slightly (-1.14%) from the previous month, but increased substantially over July one year ago. Days on market remained relatively low at 21 days and were four days lower than in July one year ago. Inventory increased in July to its highest level in the past three years. The months supply of inventory at 2.94 months, kept Fort Mill in home seller territory despite the higher levels of inventory. List to sale price ratio of 99.14% was essentially flat compared with one month and one year ago and provided little room for Fort Mill buyers to negotiate on price.
Fort Mill Real Estate: July 2024 Highlights
SALES IN FORT MILL UP MONTH-OVER-MONTH & YEAR-OVER-YEAR
Sales in July 2024 increased 9.16% to 143 from 131 in the previous month of June. Sales in July 2024 were also 31.19% higher than the 109 sales in the same month one year ago. July 2024 sales were also higher than the 116 sales in July 2022. July’s sales were at their highest level since August 2023.
NEW LISTINGS IN FORT MILL FLAT MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
New listings in Fort Mill declined 1.14% to 173 in July 2024 from 175 one month ago. New listings increased 30.08% from 133 in July one year ago. New listings were also higher than in July 2022, which saw 141 new listings come on market.
FORT MILL HOUSING INVENTORY AT ITS HIGHEST LEVEL IN THE PAST 3 YEARS
The number of properties for sale in July 2024 was 421, up 7.67% from 391 in the previous month of June. Inventory was also higher than in July 2023 (274) and July 2022 (350). Housing inventory was at its highest level in three years.
The months supply of inventory declined slightly to 2.94 months from 2.98 months in the previous month of June. This kept Fort Mill in home seller territory in July 2024.
AVERAGE DAYS ON MARKET REMAINED LOW AT 3 WEEKS
Average days on market in Fort Mill were 21 days, up one day from the previous month of June. Days on market were 4 days lower than in July one year ago. Days on market were 13 days higher in the current year than what we saw in July 2022.
LIST TO SALE PRICE RATIO JUST UNDER 100%
The July 2024 list to sale price ratio was 99.14%, essentially equal to what we saw in the previous months of June and May and in July one year ago. Fort Mill home buyers are not seeing any significant opportunity to negotiate on price.
FORT MILL SALE PRICES INCREASED IN JULY 2024
Average home sale price was $583,158 in July 2024, up 6.09% from $549,706 in the previous month of June. Year-over-year, the average home price improved 13.46% from $513,984 in July 2023.
Median home sale price increased 1.4% to $535,000 in July 2024 from $527,639 in the previous month of June. Year-over-year, the median sale price increased 18.59% from $451,125 in July 2023. The July 2024 median sale price was at its highest level compared with July 2023 and 2022.
Price per square foot was $236, up 3.96% from $227 in the previous month of June. Year-over-year, the price per square foot increased 9.77% from $215.
