Fort Mill real estate January 2024 (29715 and 29708 zip codes) saw average and median home sale prices increase. Closed sales declined a fifth consecutive month to just 55 in January 2024. New listings increased after declining for 10 consecutive months. Days on market increased to 35 from December 2023 and declined 11 days from on year ago. Inventory declined from one year ago; stayed flat compared with one month ago. The months supply of inventory increased to five months, putting Fort Mill into more of a balanced market between buyers and sellers. List to sale price ratio declined 1.22% from one month ago, but was unchanged at 98.24% in January one year ago.
SALES IN FORT MILL DECLINED A 5TH CONSECUTIVE MONTH
Fort Mill sales in January 2024 were 55, down 20.29% from 69 in the previous month of December. Year-over-year sales declined 8.33% from 60 in January 2023. Sales were also lower than in January 2022 when Fort Mill had 85 sales. January 2024 closed sales were at their lowest level compared with January 2023 and 2022.
NEW LISTINGS IN FORT MILL INCREASE AFTER 10 CONSECUTIVE MONTHS OF DECLINES
New listings in Fort Mill were 97, up 148.72% compared with December 2023 when there were 39 new listings (the lowest level of new listings in three years). New listings declined 5.83% from January 2023. New listings were also lower than in January 2022, which saw 105 new listings come on market.
FORT MILL INVENTORY DECLINED YEAR-OVER-YEAR | MOSTLY FLAT MONTH-OVER-MONTH
The number of properties for sale in January 2024 was 275, up 1.1% from 272 in the previous month. Inventory declined 6.46% compared with January 2023, which had 294 properties for sale. Compared with January 2022, Fort Mill had 46 more listings in the current year. In January 2024, Fort Mill had five months of inventory pushing Fort Mill into a more balanced market between buyers and sellers. This was also the highest level of inventory Fort Mill has seen compared with January 2023 and 2022.
AVERAGE DAYS ON MARKET UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
Average days on market in Fort Mill were 35 days, up 7 days from December 2023. Days on market were 11 days lower than in January one year ago when they stood at 46. Days on market were 18 days higher than what we saw in January 2022.
LIST TO SALE PRICE RATIO DOWN 1.22%
The January 2024 list to sale price ratio was 98.24%, down from 99.46% in the previous month. The list to sale price ratio was unchanged compared with January one year ago.
FORT MILL SALE PRICES IMPROVED IN JANUARY
Average home sale price was $549,061 in January 2024, up 8.53% from $505,915 in the previous month. Year-over-year, the average home price improved 2.34% from $536,494 in January 2023. The January 2024 average sale price was at its highest level compared with January 2023 and 2022.
Median home sale price increased 2.65% to $471,159 in January 2024 from $459,000 in the previous month of December. Year-over-year, the median sale price improved 2.99% from $457,000 in January 2023. The January 2024 median sale price was at its highest level compared with January 2023 and 2022.
Price per square foot was $220, down 3.51% from $228 in the previous month of December. Year-over-year, the price per square foot increased 4.76% from $210.
