Fort Mill Real Estate February 2024 Highlights

 

Fort Mill real estate February 2024 (29715 and 29708 zip codes) saw median home sale prices increase month-over-month and year-over-year. The average sale price declined slightly from the previous month, but increased from the previous year. After declining five consecutive months, closed sales increased 31+% from the previous month and 25% from the same month one year ago. New listings also increased month-over-month and year-over-year. Days on market increased to 45 to their highest level in one year.  Inventory increased from one month ago and one year ago.  The months supply of inventory declined to 3.64 months putting Fort Mill back into home seller territory. List to sale price ratio of 98.68% was flat compared with one month and one year ago.

SALES IN FORT MILL UP AFTER DECLINING FIVE CONSECUTIVE MONTHS

Fort Mill sales in February 2024 were 80, up 31.15% from 61 in the previous month of January. Year-over-year sales increased 25% from 64 in February 2023. Sales were lower than in February 2022 when Fort Mill had 117 sales. 

 

 

NEW LISTINGS IN FORT MILL UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

New listings in Fort Mill were 98, up 1.03% compared with January 2024 when there were 97 new listings. New listings increased 22.5% from 80 in February 2023. New listings were  lower than in February 2022, which saw 112 new listings come on market.

 

 

FORT MILL HOUSING INVENTORY UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

The number of properties for sale in February 2024 was 291, increasing 3.56% from 281 in the previous month of January. Inventory was also higher than in February 2023 (268) and February 2022 (225). In January 2024, Fort Mill had five months of inventory, which declined to 3.64 months in February, keeping Fort Mill in home seller territory.

 

 

AVERAGE DAYS ON MARKET UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR

Average days on market in Fort Mill were 45 days, up 6 days from the previous month. Days on market were 8 days lower than in February one year ago when they stood at 53. Days on market were 29 days higher than what we saw in February 2022. February’s days on market were at their highest level in one year.

 

 

LIST TO SALE PRICE RATIO UNCHANGED

The February 2024 list to sale price ratio was 98.68%, equal to that of the previous month and previous year. 

 

 

FORT MILL SALE PRICES MOSTLY UP

Average home sale price was $537,960 in February 2024, down 5.74% from $570,739 in the previous month. Year-over-year, the average home price improved 21.66% from $442,195 in February 2023. The February 2024 average sale price was at its highest level compared with February 2023 and 2022. The decline month-over-month could well be attributed to the price mix of homes sold in Fort Mill in February and not the a decline in home values.

 

Median home sale price increased 1.88% to $480,000 in February 2024 from $471,159 in the previous month of January. Year-over-year, the median sale price improved 13.34% from $423,500 in February 2023. The February 2024 median sale price was at its highest level compared with February 2023 and 2022.

 

Price per square foot was $222, equal to the previous month of January. Year-over-year, the price per square foot increased 11.56% from $199.
