Cornelius real estate January 2025 saw both average and median home sale prices improve from one month ago and one year ago. The number of properties sold were flat month-over-month, but were approximately 17% lower than in January one year ago. Days on market increased month-over-month and year-over-year. New listings increased from one month ago, but decreased from one year ago. Inventory was flat month-over-month, but higher year-over-year. The months supply of inventory at 6.82 months pushed Cornelius into home buyer “territory.” The list to sale price ratio increase of 1.32% year-over-year, provided Cornelius home buyers with a minimal window of opportunity to negotiate on sale price.

HOME SALE PRICES UP
Average home sale price in January 2025 was $1,189,203, up 11.86% from $1,063,163 in the previous month of December. Year-over-year, the average home sale price was 44.82% higher than in January 2024 when it was $821,176.
Median home sale price in January 2025 was $578,000, up 1.4% from $570,000 in the previous month of December. The median home sale price was unchanged from January one year ago.
Price per square foot in January 2025 was $402, up 6.35% from $378 in the most recent month of December. The price per square foot was 30.52% higher than the $308 in January one year ago.
DAYS ON MARKET UP A 4TH CONSECUTIVE MONTH
Average days on market in January 2025 were 56 days, up from 51 days in the previous month. Year-over-year, average days on market increased 40% from 40 days in January 2024. Compared with January 2023, current days on market were one day lower.
CORNELIUS HOUSING INVENTORY FLAT MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
The number of properties for sale in January 2025 was 232, flat month-over-month. Inventory was 21.47% higher than the 191 properties for sale in January one year ago. Inventory was also higher than the 216 properties for sale in January 2023.
The months supply of inventory in January 2025 at 6.82 months pushed Cornelius towards into a buyer’s market.
NEW LISTINGS UP
The number of new listings in January 2025 was 48, up 37.14% from 35 new listings in the previous month of December. Compared with January 2024, new listings were 12.73% lower when new listings stood at 55 properties. January 2025 listings were slightly higher compared with January 2023 at 45 new listings.
SALES FLAT MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
Sales were flat month-over-month in January 2025 with 34 homes sold compared with 33 homes sold in the prior month. January 2025 sales were 17.07% lower than in January 2024, which had 41 sales. January 2025 sales were higher by nine properties compared with January two years ago.
LIST TO SALE RATIO STEADY
The selling price of 98.34% of list price was unchanged compared with one month ago. The list to sale price ratio increased compared with January one year ago from 97.02%. Cornelius home buyers saw a minimal window of opportunity to negotiate on price in January 2025.
