Fort Mill and Tega Cay, South Carolina Housing Market Update: January 2019. Both the Fort Mill and Tega Cay, SC housing markets remained seller markets in January 2019 characterized by inventory and months supply of housing decreasing both areas. Average and median sale prices also dropped in both Fort Mill and Tega Cay in January 2019 compared with one year ago. Closed sales in Tega Cay were up, but down in Fort Mill. Pending sales were down in Tega Cay, but up in Fort Mill. New listings were down double-digits in Tega Cay and up slightly in Fort Mill.
Southwest Charlotte/Steele Creek housing update for January 2019. Charlotte, North Carolina’s southwest/Steele Creek area (28273 and 28278 zip codes) continued trends we’ve seen all year. Home prices increased in January 2019 (both by double digits). In spite of an increase in new listings, inventory remained low, especially in affordable homes, and particularly in the 28273 zip code, which had less than a one month supply of homes for sale. Homes continue to sell quickly, as well.

Charlotte region remained a seller’s market in January 2019 with inventory remaining tight, resulting in higher home list and sale prices due to continued high buyer demand, although the price increases are not quite as high as in previous months and last year. Closed sales were down, but pending sales up. Days on market were also down. The housing affordability index continues to decrease, as well.

The Indian Land housing market remains a seller’s market with just 2.9 months supply of inventory despite a 5.7% increase in new listings. Although the average sale price of Indian Land homes dropped in January 2019 it shouldn’t be assumed Indian Land homes are losing value. It had more to do with the price mix of homes sold. New construction homes sold at about $10,000 more on average than in the previous month of December 2018. Days on market were also lower in January 2019 compared with January 2018.
Indian Trail Housing Market Update/Video January 2019. Indian Trail, NC (28079 zip code) area includes the towns of Stallings, Hemby Bridge, and Lake Park in Union County. Home prices increased slightly in January compared with the same month one year ago. Despite an increase in new listings and inventory, the months supply of homes remained low at 2.2 month keeping Indian Trail a seller’s market. Closed sales increase in January 2018 and days on market dropped.
Matthews Housing Market Update/Video for January 2019. January home sales in Matthews, North Carolina saw continued, significant home sale prices increases compared with the same month one year ago. Market inventory remained tight despite a slight increase and the months supply of homes at 2 months indicated a continuing seller’s market. Closed sales were down, but pending sales, as well as new listings, were both up. Lack of affordable inventory can be considered a contributing factor for the drop in closed sales despite a large increase in new listings.
Waxhaw Housing Market Update for January 2019. Home sales in the Waxhaw area of the Charlotte, North Carolina metro area (the 28173 zip code–encompassing the three towns of Waxhaw, Marvin and Weddington) saw a change in the trends of 2018 with both home prices and price per square foot decreasing in January 2019, while new listings increased by 50.8% after decreasing by double digits in December 201 . Nonetheless, housing Inventory remains low, especially in affordable homes. With pending sales increasing by 21.6% in January 2019, it remains to be seen if this is the start of a new trend or a “winter respite.”
