Home showings remained strong, home prices were up, inventory was down, months supply of homes were down, while closed and pending sales were up as were sale prices.

Days on market, inventory, and months supply of homes were dramatically lower than in October 2019. Individual counties in the greater Charlotte region — Mecklenburg, Union, Lancaster and York — essentially mirrored the overall housing market activity.

Excellent schools are a major determinant of home values in the Charlotte area and demand for homes in certain neighborhoods. Tega Cay, South Carolina remained a home seller’s market in September 2020. Tega Cay’s housing market experienced much lower inventory levels and days on market in the month of Septembe. Due to lack of inventory and new listings, closed sales were down. Buyer demand for Tega Cay homes continues to outstrip supply of homes for sale, as evidenced by higher pending sales in September.
Indian Trail has recovered well from the negative affects of the corona virus we saw in March, April, and May. Year-over-year, home sales and home prices increased while days on market decreased. Housing inventory is razor-thin and Indian Trail will need a significant increase in inventory to maintain this pace of home sales in the coming months. But no doubt there’s been plenty of pent-up buyer demand for Indian Trail area homes.
