Birkdale home sales in Q2-2024 saw both average and median home sale prices increase year-over-year, up 9% and 17% respectively, compared with the same quarter in 2023. Average price per square foot increased 3% to $233, year-over-year.

The number of properties sold declined 63% to just six versus the same quarter one year ago and remained unchanged from the most recent quarter ended March 31, 2024. With some 860 homes in Birkdale, six sold homes is a drop in the bucket. The number of properties for sale in Q2-2024 also dropped 14% to six compared with one year ago. Q2-2024 saw just one new listing, which was a 50% decline from one year ago.

The list to sale price ratio declined 1% to 99.5% from one year ago, but still provided little room for Birkdale home buyers to negotiate on price.

Average days on market in Q2-2024 were unchanged at 20 days, year-over-year, but up seven days from one quarter ago. Nonetheless, 20 days on market is still a quick sale by any measure.

The months supply of inventory increased year-over-year to 1.0 months, but declined from 1.33 months one quarter ago. However, at 1.0 months supply, Birkdale was very much a home seller’s market in Q2-2024.
