Baxter Village Single Family Homes Update

Baxter Village average and median home sale prices increased in Q2-2024 compared with the same quarter one year ago. Compared with one quarter ago, both average and median home sale prices also increased. Average price per square foot increased 1% to $273, year-over-year.

The number of properties sold in Q2-2024 increased to 17 from the same quarter one year ago. Quarter-over-quarter, home sales increased to 17 from 9. The number of properties for sale declined 17% to 20 in Q2-2024 compared with Q2-2023. The Second Quarter 2024 saw just one new listing, an 80% decrease from one year ago.

The decline in listings combined with an increase in sales resulted in a 67% decline in average days on market to just three days compared with the same quarter one year ago. Compared with one quarter ago, days on market declined 47 days.

Low inventory resulted in an increase in the list to sales price ratio of 1% too just under 101% in Q2-2024 from one year ago and an increase of 2.6% in the list to sale price ratio from one quarter ago.

With just 1.18 months supply of inventory, which was down 21% from the same quarter in 2023, Baxter Village single family homes remained in seller “territory” and provided little opportunity for Baxter Village home buyers to negotiate on price.

Baxter Village Townhomes

Baxter Village townhome average and median sale prices declined in Q2-2024 compared with the same quarter one year ago, but increased from Q1-2023. The average price per square foot of $255 declined 7% from one year ago.

Nine Baxter Village townhomes sold in Q2-2024, a 350% increase from last year. The number of townhomes sold also tripled from the most recent quarter ended March 31, 2024. Q2-2024 saw a 275% increase in the number of homes for sale to 15 and 11 new listings compared with the same quarter one year ago.

Although the list to sale price ratio declined 4% year-over-year and the days on market increased to 14, with 1.67 months supply of inventory, declining 17% year-over-year, Baxter Village townhome sales remained in seller “territory” in the second quarter of 2024. Quarter-over-quarter, the list to sale price ratio increased, the days on market declined by 10 days, the months supply of inventory declined from 2.11 months.
