Ballantyne real estate October 2024 saw home prices improve from one year ago and one month ago. List to sale price ratio remained flat at just under 100% compared with one month ago, but was down from one year ago. Ballantyne home buyers did not have many opportunities to negotiate on price. Sales increased month-over-month and year-over-year. Days on market remained low at 23 days despite four consecutive months of increases. Housing inventory declined 1.19% after seven consecutive months of increases. New listings declined in October 2024 compared with one month ago, but increased year-over-year. With 4.32 months supply of inventory, Charlotte’s Ballantyne area (28277 zip code) inched towards a balanced market between buyers and sellers.

BALLANTYNE HOME SALE PRICES
Median sale price in October 2024 was $625,000, up 10.04% from $568,00 in September 2024. The median sale price improved 23.77% from $504,978 in October 2023. The October 2024 median sale price was at its highest level compared with October 2023 and 2022.
Average sale price in October 2024 was $675,192, up 7.52% from September 2024. The average sale price was 17.32% higher than $575,514 in October 2023. As with the median sale price, the October 2024 average sale price was at its highest level compared with October 2023 and 2022.
Average Sale Price Per Square Foot was $263 in October 2024, up 2.73% compared with the previous month of September and 8.68% higher than the $242 price per square foot for Ballantyne homes in September 2023.
BALLANTYNE HOMES LIST TO SALE PRICE RATIO JUST UNDER 100%
The list to sale price ratio of 99.24% in October 2024 was essentially unchanged from the previous month of September. Compared with October one year ago, the list to sale price ratio declined from 100.82%.
BALLANTYNE AVERAGE DAYS ON MARKET REMAINED UNDER ONE MONTH
Average days on market for Ballantyne area homes in October were 23 days, up 2 days from September’s 21 days. October was the fourth consecutive month of increases in days on market. Average days on market were 10 days higher than in October 2023 and one day lower than in October 2022. Although up in October 2024, 23 days on market are a low number by any measure.
BALLANTYNE SALES UP MONTH-OVER-MONTH & UP YEAR-OVER-YEAR
The number of properties sold in October 2024 increased to 77, up 1.32% from 76 properties sold in the previous month of September. Compared with October 2023, the number of properties sold was 6.94% higher. October 2023 sales stood at 72. October 2022 sales stood at 73.
BALLANTYNE INVENTORY DECLINED
Ballantyne’s inventory of properties for sale in October 2024 was 333, down 1.19% from 337 properties in September 2024 and 21.09% higher than the 275 properties for sale in October 2023. The number of properties for sale were higher by one property in October 2022.
With 4.32 months supply of inventory, Ballantyne area began inching towards a balanced market between buyers and sellers.
NEW LISTINGS DOWN
The number of new listings in Ballantyne area in October 2024 was 88, declining 11.11% from 99 in the previous month of September. New listings were 18.92% higher than in October 2023, which had 74 new listings. Compared with October 2022, new listings were up by 24 properties in 2024.
