Ballantyne real estate March 2024 experienced a solid month with home sales prices up both month-over-month and year-over-year. List to sale price ratio remained at 100+%. Closed sales increased 24+% in March. Days on market declined to 12 and were lower both month-over-month and year-over-year. Housing inventory declined from the same month one year ago and from the previous month of February 2024. New listings increased a third consecutive month in March 2024. With less than four months of inventory, Charlotte’s Ballantyne area remained a home seller’s market.
BALLANTYNE HOME SALE PRICES UP
Median sale price in March 2024 was $650,000 up 10.87% from $586,250 in February 2024. The median sale price also increased 13.82% from $571,100 in March 2023. The March 2024 median home sale price was at its highest level compared with March 2023 and 2022.
Average sale price in March 2024 was $709,956, up 7.56% from $660,070 in February 2024. The average sale price was 19.84% higher than $592,432 in March 2023. The March 2024 average home sale price was at its highest level compared with March 2023 and 2022.
Average Sale Price Per Square Foot was $258 in March 2024, up 3.61% compared with the previous month of February and 8.86% higher than the $237 price per square foot for Ballantyne homes in March 2023.
BALLANTYNE HOMES’ LIST TO SALE PRICE RATIO HOLDING AT OVER 100%
Home sellers received 100.46% of list price in final sale price in March 2024. The list to sale price ratio was lower than in the previous month (102.41%) and equal to March one year ago.
BALLANTYNE AVERAGE DAYS ON MARKET DOWN
Average days on market for Ballantyne area homes in March were 12 days, down 11 days from February’s 23 days. Average days on market were six days lower (down 33.33%) than in March 2023, but one day higher than in March 2022.
BALLANTYNE SALES UP
The number of properties sold in March 2024 increased to 67, up 24.07% from 54 homes sold in the previous month of February. Compared with March 2023, the number of properties sold was 2.9% higher. March 2023 closed sales were 69. March 2022 closed sales were 102.
BALLANTYNE INVENTORY DECLINED MONTH-OVER-MONTH & YEAR-OVER-YEAR
Ballantyne’s inventory of properties for sale in March 2024 was 254, down 1.55% from 258 properties in February 2024 and 8.96% lower than the 279 properties for sale in March 2023. The number of properties for sale were higher than the 241 properties on the market in March 2022. With 3.79 months of inventory, Ballantyne area remained in home seller “territory.”
NEW LISTINGS INCREASED A THIRD CONSECUTIVE MONTH
The number of new listings in Ballantyne area in March 2024 was 100, increasing 21.95% from 82 in the previous month of February. New listings were 8.26% lower than in March 2023, which had 109 new listings. Compared with March 2022, new listings were down by 32 properties in 2024.
