Baxter Village Single Family Homes Update
Baxter Village median home sale price increased 3% in2024 compared with one year ago, while the average sale price increased 5% year-over-year. Average price per square foot increased 5% to $284, year-over-year. The number of properties sold in 2024 equaled that of the 55 homes sold in the previous year. Average days on market declined 6% to 16 days compared with one year ago. Low inventory kept the list to sales price ratio flat at 99.8% in 2024 compared with one year ago. Home buyers did not see many opportunities to negotiate on price in Baxter Village in 2024. With just 0.42 months supply of inventory, which was unchanged from one year ago, Baxter Village single family homes remained in home seller “territory.”

Baxter Village Townhomes
Baxter Village townhome average and median sale prices increased 9% and 10%, respectively, in 2024 compared with one year ago. The average price per square foot of $258 declined 2% from one year ago. 29 Baxter Village townhomes sold in 2024, a 71% increase from last year. The list to sale price ratio of 98.8% was unchanged. Townhome buyers in Baxter Village did not see many opportunities to negotiate on price. Days on market increased 67% to 30 compared with one year ago. With 0.41 months supply of inventory, MSI increased 41% year-over-year. Despite the increase, Baxter Village townhome sales remained in home seller “territory” in 2024 at less than one-half month of inventory.
