Baxter Village Single Family Homes Update
Baxter Village median home sale price increased in Q3-2024 compared with the same quarter one year ago, while the average sale price remained unchanged. Compared with one quarter ago, both average and median home sale prices also declined. Average price per square foot increased 5% to $291, year-over-year.
The number of properties sold in Q3-2024 increased 5% to 21 from the same quarter one year ago. Quarter-over-quarter, home sales increased to 21 from 17. The number of properties for sale declined 4% to 25 in Q3-2024 compared with Q3-2023. The Third Quarter 2024 saw six new listings, unchanged from one year ago.
Average days on market declined 20% to 12 days compared with the same quarter one year ago. Compared with one quarter ago, days on market increased nine days.
Low inventory kept the list to sales price ratio flat at 101% in Q3-2024 from one year ago and flat compared with one quarter ago. Home buyers did not see many opportunities to negotiate on price in Baxter Village in Q3-2024.
With just 1.19 months supply of inventory, which was down 9% from the same quarter in 2023 and unchanged from the most recent quarter ended June 30, 2024, Baxter Village single family homes remained in seller “territory.”

Baxter Village Townhomes
Baxter Village townhome average and median sale prices increased in Q3-2024 compared with the same quarter one year ago. The average price per square foot of $260 improved 9% from one year ago. Quarter-over-quarter, home sale prices declined.
11 Baxter Village townhomes sold in Q3-2024, a 120% increase from last year. The number of townhomes sold increased by two from the most recent quarter ended June 30, 2024. Q3-2024 saw a 13% increase in the number of homes for sale to nine and just one (-75%) new listings compared with the same quarter one year ago.
The list to sale price ratio was unchanged year-over-year and was down almost 1% quarter-over-quarter. Days on market increased 30% to 13 compared with one year ago. Days on market declined by one day compared with one quarter ago.
With 0.82 months supply of inventory, MSI declined 49% year-over-year and some 50% month-over-month, Baxter Village townhome sales remained in seller “territory” in the third quarter of 2024.
