Cornelius Real Estate June 2024 Highlights

Cornelius real estate June 2024 saw the average home sale price decline from the previous month and the median home sale price improve from June one year ago.  The number of properties sold declined in June both month-over-month and year-over-year. Days on market remained flat at 38, declining one day from the previous month. Year-over-year days on market increased by seven days. After increasing to their highest level since August 2022 in May 2024, new listings declined almost 19% in June 2024. New listings also declined compared with June 2023 and June 2022. Inventory declined slightly after increasing six consecutive month to its highest level since March 2023 in the previous month of May 2024. The months supply of inventory increased to 5.14, pushing Cornelius into a balanced market between home buyers and home sellers. The list to sale price ratio of 97.8% provided Cornelius home buyers with a window of opportunity to negotiate on sale price.

HOME SALE PRICES DOWN MONTH-OVER-MONTH | UP YEAR-OVER-YEAR

Average home sale price in June 2024 was $893,718, down 3.79% from $928,904 in the previous month of May. Year-over-year, the average home sale price was 23.97% higher than in June 2023 when it was $720,942.  

 

Median home sale price in June 2024 was $621,250, down 7.96% from $675,000 in the previous month of May. The median home sale price increased 29.29% from $480,500 in June 2023. The June2024 median sale price was at its highest level compared with June 2023 and 2022.  

 

Price per square foot in June 2024 was $388, down 5.75% from $348 in the most recent month of May. The price per square foot was 11.19% higher than the $295 in June one year ago.

 

 

DAYS ON MARKET FLAT 

Average days on market in June 2024 were 38 days, down one day from the previous month. Year-over-year, average days on market increased 22.58% from 31 days June 2023. Compared with June 2022, current days on market were 20 days higher. 

 

 

CORNELIUS HOUSING INVENTORY SLIGHTLY DOWN AFTER 6 CONSECUTIVE MONTHS OF INCREASES

The number of properties for sale in June 2024 was 216, down 1.82% from May 2023, which had 220 properties for sale. Inventory was 6.93% higher than the 202 properties for sale in June one year ago. Inventory was lower than the 219 properties for sale in June 2022. June 2024 inventory was at its second highest level since March 2023.

 

The months supply of inventory in June at 5.14 months increased from 3.63 months one month ago, pushing Cornelius back into a balanced market between home buyers and home sellers.

 

 

NEW LISTINGS DOWN 

The number of new listings in June 2024 was 64, down 18.99% from 79 new listings in the previous month of May. Compared with June 2023, new listings were 5.88% lower when new listings stood at 68 properties. June 2024 listings were lower compared with June 2022, which had 103 new listings.

 

 

SALES DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR

Sales declined 31.15% in June 2024 to 42 from 61 in the previous month of May. June 2024 sales declined 22.22% from 54 in June 2023. Sales also declined from 76 in June 2022. 

 

 

LIST TO SALE RATIO DOWN SLIGHTLY

The selling price of 97.8% of list price declined from 99.29% in May. The list to sale price ratio was unchanged compared with June one year ago. Cornelius home buyers saw window of opportunity to negotiate on price in June.
