Mint Hill Real Estate June 2024 Highlights: What To Know Now
Mint Hill real estate June 2024 saw home prices mostly increase from one month ago and one year ago. Only the median home sale price declined slightly from one month ago. The number of properties sold declined to their lowest level in four months and also declined 60% from June one year ago. Days on market increased six days to 37 from one month ago, and were flat compared with one year ago. New listings increased a third consecutive month, but declined compared with June 2023 and June 2022. Housing inventory reached its highest level since November 2023, but was down compared with June 2023 and June 2022. The months supply of inventory at 4.16 months, pushed Mint Hill into a more balanced market between buyers and sellers. List to sale price ratio at 99.2% offered Mint Hill home buyers minimal negotiating room on price.
Mint Hill Real Estate June 2024 Trends
SALE PRICES MOSTLY UP
Average sale price in June 2024 was $621,684, up 4.48% from $595,031 in May 2024 and 22.17% higher than $508,870 in June one year ago. The June 2024 average sale price was at its highest level compared with June 2023 and 2022.
Median home sale price in June 2024 was $577,896 down 3.68% from $600,000 in the previous month of May and 15.88% higher than $498,710 in June 2023. The June 2024 median sale price was at its highest level compared with June 2023 and 2022.
Price per square foot in June 2024 was $229, equal to that of the price per square foot one month ago in May. Year-over-year, the average price per square foot was 10.1% higher than $208 in June one year ago.
DAYS ON MARKET UP
Average days on market in June 2024 were 37 days, up six days from one month ago. Days on market were up 2.78% from 36 days compared with June 2023. Compared with June 2022, average days on market in 2024 were 28 days higher.
MINT HILL HOUSING INVENTORY UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
The number of properties for sale in Mint Hill in June 2024 stood at 125, up 10.62% from 113 in the previous month of May. Inventory was 4.58% lower than the 131 properties for sale in June 2023. Compared with June 2022, housing inventory was lower in June 2024 by nine properties. June’s inventory was at its highest level since November 2023 when there were also 125 properties for sale.
The months supply of inventory increased to 4.17 months in June from 2.86 months in the previous month. The months supply of inventory was at its highest level in June 2024 compared with June 2023 and 2022. With 4.17 months supply of inventory in June, Mint Hill moved into a balanced market from a home seller’s market one month ago.
NEW LISTINGS UP A THIRD CONSECUTIVE MONTH
The number of new listings in June 2024 was 42, up 10.53% from the previous month of May, which saw 38 new listings. Compared with June 2023, new listings declined 14.29% from 49. Compared with June 2022, new listings declined by six homes from 48. The June 2024 listings were at their lowest level compared with June 2023 and 2022.
MINT HILL SALES DECLINED TO THEIR LOWEST LEVEL IN FOUR MONTHS
Sales declined 23.08% to 30 from 39 sales one month ago. Sales were 60% lower in June 2024 compared with June 2023, which saw 75 sales. Sales also declined from 51 in June 2022. June 2024 sales were at their lowest level compared with June 2023 and 2022.
LIST TO SALE PRICE RATIO JUST UNDER 100%
With a selling price at 99.2% of list price in June 2024, the list to sale price ratio was flat compared with that of both May and April 2024. It was also equal to that of June 2023. Mint Hill home buyers did not see much opportunity to negotiate on price in the month of June.
