Waxhaw area real estate April 2024 saw the average home sale price increase month-over-month and remain unchanged year-over-year. Median home sale price was up from one month ago and one year ago, 11.15% and 11.01%, respectively. Closed sales improved in April 2024 by just under 13% from the previous month, but declined 14.63% from April one year ago. The list to sale price ratio was just under 102% in April 2024 and up 1.03% from April 2023. Average days on market declined to their lowest level since August 2022 to just 15 days. Inventory of homes for sale increased month-over-month and year-over-year. New listings were flat from one month ago, but increased 25% from April one year ago.

WAXHAW HOME PRICES STRONG
The median sale price in April 2024 was $733,000, up 11.15% from $695,432 in the previous month of March. The median sale price was 11.01% higher than $696,346 in April one year ago. The median sale price in April 2024 was at its highest level compared with April 2023 and 2022.
The average sale price in April 2024 was $867,213, up 5.03% from $825,693 in the previous month of March 2024. The average sale price in April 2024 was unchanged compared with April one year ago. The average sale price in April 2024 was its highest compared with April 2023 and 2022.
Price per square foot was $248 in April 2024, unchanged from one month ago and increasing 4.64% from $237 in April one year ago.
WAXHAW HOMES’ LIST TO SALE PRICE RATIO JUST UNDER 101%
The April 2024 list to sale price ratio was 100.75%, up from 100.1% in the most recent month of March 2024. April’s list to sale price ratio increased from 99.72% in April one year ago. Waxhaw area buyers did not see big opportunities to negotiate on price in April 2024.
WAXHAW HOMES’ AVERAGE DAYS ON MARKET DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR
Average days on market in April 2024 were 15 days, declining 6 days from 21 days in in the previous month. Compared with April 2023, average days on market decreased 11 days from 25 days. Compared with April 2022, average days on market were 4 days higher in 2024. This was the lowest number of days on market the Waxhaw area has seen August 2022, when DOM were 12.
WAXHAW SALES UP MONTH-OVER-MONTH | DOWN YEAR-OVER-YEAR
Closed sales improved in April 2024 to 70, up 12.9% from 62 sales in the previous month and down 14.63% from April 2023 (82 sales). Compared with April 2022, this year saw 56 fewer closed sales. April’s closed sales in 2024 were at their highest level since August 2023, which saw 94 sales.
WAXHAW HOUSING INVENTORY UP MONTH-OVER-MONTH & YEAR-OVER-YEAR
Inventory of homes for sale in April 2024 stood at 352 properties, up 6.99% from 329 properties for sale one month ago. Inventory was 10% higher than in April one year ago (320 properties for sale). Inventory was higher compared with April 2022 (289 properties for sale). The April 2024 inventory was at its highest level compared with April 2023 and 2022. AT 5.03 months supply of inventory, Waxhaw moved into a balanced market between home sellers and buyers in April 2024.
NEW LISTINGS FLAT MONTH-OVER-MONTH | UP YEAR-OVER-YEAR
The number of new listings in April 2024 was 110, down one property compared with the most recent month. New listings were 25% higher than the 88 new listings in April 2023. Compared with April 2022, new listings in 2024 were considerably lower by 30 properties.
