- The months supply of inventory in the Charlotte region stands at just 2.1 months as of January 2024. As the graph below shows, inventory has been dropping for some months. Popular areas of the Charlotte region had even fewer months of inventory in January. As the graph below shows, inventory has been dropping for some months. Huntersville, Fort Mill, Matthews have 1.2 months of inventory. Ballantyne area has 0.4 months of inventory. Indian Land has 1.1 months of inventory. Waxhaw has 1.3 months of inventory, while the City of Charlotte has 1.4 months. With inventory below four months, you are in a home seller’s market. If you list your home before spring, you’ll be facing less competition than in the “traditional” spring market. Less competition generally means faster sales at higher prices.

Median days on market for homes in Ballantyne area are 12 days; in Matthews they are 8 days; in Huntersville they are 11 days; in the City of Charlotte median days on market are 18 days.
Selling your home before spring, rather than waiting for increased competition in the spring, might make a lot of sense. The best time to sell is when there is the least competition. That assures you a better price and fewer hassles in the transaction. And don’t forget, winter buyers are truly motivated purchasers. They want to buy now.
