NEW LISTINGS IN INDIAN LAND DECLINED AFTER TWO CONSECUTIVE MONTHS OF GROWTH
After two months of increases, new listings in March 2024 were 70, declining 11.39% from 79 in the previous month of February. Compared with March 2023, new listings were up 4.48% from 67 listings. Compared with March 2022 new listings (66 listings) in March 2024 were lower.
INDIAN LAND INVENTORY DOWN MONTH-OVER-MONTH & UP YEAR-OVER-YEAR
Indian Land housing inventory decreased slightly by 2.62% to 186 from 191 in the previous month of February. Compared with March 2023, the number of properties for sale increased 2.76% from 181. Compared with March 2022, inventory was up from 131 properties for sale. With just 2.55 months supply of inventory, Indian Land remained in home seller “territory.”
INDIAN LAND HOME SALE PRICES IMPROVED MONTH-OVER-MONTH & YEAR-OVER-YEAR
Average home sale price in March 2024 was $508,264, down 7.75% from the average sale price of $550,974 in the previous month of February. Average sale price was also 7.67% lower than $550,475 in March one year ago.
Median home sale price in March 2024 was $473,000, down 8.16% from February’s $515,000. Median sale price declined 11.59% from $535,000 in March 2023.
Price per square foot for Indian Land homes in March 2024 increased 5.05% to $229 from $218 in the most recent month of February. Year-over-year, the March 2024 price per square foot was was 9.57% higher than in March 2023 when it was $209 per square foot.

LIST TO SALE PRICE RATIO IN INDIAN LAND JUST UNDER 100%
The list to sale price ratio in March 2024 improved to 99.6% from 99.12% in the previous month of February. The list to sale price ratio was flat compared with March 2023.
DAYS ON MARKET DOWN MONTH-OVER-MONTH & YEAR-OVER-YEAR
Days on market for Indian Land properties in March 2024 were 34 days, down from 56 days in the previous month of February. March’s days on market were 34.62% lower than in March 2023, which saw 52 days on market. Compared with March 2022, days on market were 19 days higher this year.
NUMBER OF PROPERTIES SOLD UP 52+%
The number of properties sold in March 2024 increased 52.08% to 73 from 48 properties sold in February 2024. Sales were 2.28% higher than in March 2023, which saw 71 sales, but considerably lower than in March 2022, which saw 94 properties sold.
