Huntersville Real Estate March 2024 Highlights

Huntersville real estate March 2024 saw average home sale prices improve both month-over-month and year-over-year.  The number of properties sold in February improved almost 14% from one month ago and almost 27% from one year ago. March 2024 saw a second consecutive month of improvement in sales.  Days on market declined 27.7% to just 24 days from 33 days one month ago and 14 days (-36.86%) from one year ago. New listings increased a fourth consecutive month and were 54.35% higher than one month ago and 21.37% higher than one year ago. Inventory increased a third consecutive month and was higher both month-over-month and year-over-year. The months supply of inventory stood at 4.28 months. Huntersville has just barely shifted into a balanced market between home buyers and sellers. List to sale price ratio of 99.76% provided Huntersville home buyers few opportunities to negotiate on sale price despite the shift towards a balanced market and higher inventory.

HOME SALE PRICES UP MONTH-OVER-MONTH & YEAR-OVER-YEAR

Average sale price in March 2024 was $602,117, up 2.77% from $585,860 in the previous month of February. The average home sale price increased 5.33% from $671,672 in March one year ago. The March 2024 average sale price was at its highest level compared with March 2023 and 2022.

 

Median home sale price in March 2024 was $559,950, up 3.98% from $538,500 in the previous month of February. The median home sale price increased 3.69% from $540,00 in March 2023. The March 2024 median sale price was at its highest level compared with March 2023 and 2022.

 

Price per square foot in March 2024 was $233, increasing 5.43% from $221 in February 2024. The price per square foot was 15.35% higher than the $202 in March one year ago. The March 2024 average price per square foot was at its highest level since 2021.

 

 

DAYS ON MARKET DECLINE A THIRD CONSECUTIVE MONTH

Average days on market in March 2024 were 24 days, down nine days from 33 days one month ago. Year-over-year, average days on market declined 36.84% by 14 days compared with March 2023. Compared with March 2022, current days on market were 13 days higher. 

 

 

HUNTERSVILLE HOUSING INVENTORY UP A THIRD CONSECUTIVE MONTH

The number of properties for sale in March 2024 was 351, up 12.5% from 312 in the previous month of February. Inventory was 10.73% higher than the 317 properties for sale in March one year ago. Inventory was higher than the 278 properties for sale in March 2022. The months supply of inventory was essentially flat month-over-month at 4.28 months.

 

 

NEW LISTINGS INCREASED A FOURTH CONSECUTIVE MONTH

The number of new listings in March 2024 was 142, up 54.35% from 92 new listings in the previous month of February. Compared with March 2023, new listings were  21.37% higher, when listings stood at 117.  March 2024 listings were also higher compared with March 2022, which had 130 new listings.

 

 

HUNTERSVILLE SALES UP A SECOND CONSECUTIVE MONTH

Sales improved 13.89% in March 2024 to 82 from 72 in February 2024. Sales declined 26.79% from 112 in March 2023. Sales declined from 143 in March 2022. March 2024 sales were at their lowest level compared with March 2023 and 2022.

 

 

LIST TO SALE RATIO JUST UNDER 100%

The selling price of 99.76% of list price was essentially flat month-over-month and year-over-year, increasing 0.55% from February . Buyers are not seeing much room for negotiating on price in Huntersville, despite the fact that the months supply of inventory in Huntersville has pushed it into a balanced market.
